I have sold 2 vehicles this way and bought one. The people left letters on my gate, and I left a note on the door.
For sure, leaving a note directly on or near the vehicle is pretty normal... it was getting it in the mail and a few other things that seemed off to me.
Although it appears to be hand written, here's some reasons why I am pretty sure this was part of some direct marketing thing on behalf of a used car dealer rather than just some private party individual who genuinely wants to buy an Xterra for himself:
My wife's friend received a nearly identical note in the mail recently. They have an older Toyota Highlander and a mini van of some sort, nothing too similar to an Xterra.
I was bored at work the other day and called the number in the letter, and there was no voicemail greeting. Tried again the next day and a guy answered. I told him thank you for the interest but I'm not planning on selling my blue Toyota. That didn't phase him and he didn't seem to care what the vehicle even was. My gut feeling was that he didn't write and send this letter and it was probably on behalf of a dealership or vehicle buyer of some sort.
There are companies that will create these kind of letters. With pen plotters and machine learning the "handwriting" has gotten pretty hard to distinguish from human. Again, this could legitimately be written by hand, but I found this stuff fascinating.
